When you own a home or condo, you will need to be prepared financially for upkeep and maintenance - almost daily!!! When an appliance fails or a window breaks, you are the landlord. You will need to cough up the cash to fix it. I always suggest my first time buyers to set aside money each month to cover extra-ordinary costs. If you are in a detached home, I suggest 1% of the homes value. If you are in a condo, use .5%. Be prepared to prevent cash-strapping yourself.
